Commercial

Our standard commercial search reports are available in three, ascending levels of detail: The Risk Screen, Initial Risk Review and Liability Assessment Report. These standard search reports are complimented by our Data Review report where existing data is supplied to us for assessment or comment.

The standard searches cover an area of up to 15 hectares and usually take between one and three working days to complete; we guarantee return within 5 working days.

All the reports are manually produced by experienced I.E.M.A. qualified consultants for greater accuracy and relevance. This also results in our reports being uniquely inclusive: where the consultant deems it relevant, advice will be given on issues beyond Part IIA of the Environmental Protection Act 1990 or water resource damage. These may include harm to neighbouring properties, ground stability issues, foundation design or spatial planning considerations.


Risk Screen

The Risk Screen is the most concise of our reports, designed to give a simple assessment of environmental liability for a range of commercial premises. It uses the industry standard Sitecheck data provided by Landmark as a basis for assessment. The reports have a clear ‘PASS’ or ‘FAIL’ certificate, supported by plain English conclusions and recommendations that are relevant and focused.

The Risk Screen offers clients an easy, rapid understanding of any environmental issues that may be facing a property.

The Risk Screen is available at £145 plus VAT.

Risk Screen - Petrol Filling Station

This is a special type of Risk Screen report suitable for property situated on or very near to active or former petrol station property. In these circumstances, if a standard Risk Screen is ordered it will most likely give a 'Fail' status due to the high possibility that there is a pollution risk from the petrol facility. Where we notice this risk at the order stage for a standard Risk Screen we will recommend this report to pre-empt these problems and streamline the process.

By including a communication with the petroleum officer within the report we are able to quantify the risk associated with the petrol facility at the initial stage and report back accordingly. The consequence of this early action is that an opinion can be given at the initial stage rather than having to suggest a second line of enquiry. The additional benefit over this time saving is a cost saving; as there is no need to supply a Regulatory Enquiry report to satisfy the questions raised in the first report.

The Risk Screen - Petrol Filling Station report is unique to Renaissance and costs only £195 plus VAT and disbursements.

Initial Risk Review

The Initial Risk Review uses the market leading Envirocheck data pack from Landmark and comes with a full historic map set at 1:10,000 scale. The thorough analysis results in the most comprehensive risk profile available without incurring the expense of a full Phase I survey.

The report provides clear, pragmatic yet extensive summaries and conclusions to give clients a deep understanding of the potential problems facing a property. The recommendations then offer detailed advice for managing, reducing or circumventing these problems.

The Initial Risk Review is available at £230 plus VAT.

Development Risk Review

The Development Risk Review is designed for property or land which is being acquired for development or redevelopment. Before commencing work, we will review the property and recommend the best level of environmental assessment on a case by case basis. For example we may suggest an Initial Risk Review or we may think that a more thorough approach such as a full Phase I is more appropriate.

Whatever is decided, once the development is completed, be it commercial or residential, the original report will be updated to reflect any remediation undertaken. Furthermore, a confirmation report and 'Pass' certificate will be supplied to the occupiers of each of the new premises. This avoids the problems associated with conducting standard environmental searches on newbuild premises, which often cannot be found or fail the search due to the recent development activity. Liability Assessment Report

The Liability Assessment Report is the most detailed and comprehensive desk based report available, providing a complete assessment to support development or inform the design of futher investigation (Phase II). Based on the most detailed and complete environmental data available from Landmark including the full range of historic maps at all scales, the report also incorporates regulatory liaison and the review of existing data (such as old reports). The report is often combined with a site inspection visit to produce a complete Phase I assessment, but Renaissance can advise which, if any, of these additions are relevant.

Phase I (Commercial)

The Renaissance Phase I Commercial report fits in with standard industry expectations comprising, a thorough desktop assessment using the best available Landmark data and mapping resources. This is then followed by an enquiry with the regulator and the Environment Agency (if pertinent) to assess the likelihood of regulatory intervention or scrutiny. The final element of the assessment is a site visit and interview with the manager or owner of the site to examine ongoing practices and identify environmental hazards and deviations from required or recommended best practice which may exist.

A commercial Phase I assessment should give a clear indication of the site's suitability for the intended use and show any causes for concern that affect the site. The recommendations will indicate if any further work is required and show if any modifications to environmental management policy affecting current working practices are required.

The Phase I Assessment is available from £1000 plus VAT. The price is dependent on any requirement from the regulator to pay for information, the size and complexity of the subject property, and according to the travel disbursements required to conduct the site visit.

Data Review

Where there is existing data on a property, such as old reports and correspondence, it may be more effective to base an assessment on this data rather than carry out a standard search. Renaissance is extremely effective at translating such data into the modern context, then giving clear advice on what it means and how to proceed.

The Data Review is charged at £60 per hour and is usually completed within two hours.
