Our agricultural search reports are the only reports on the market specifically designed for assessing large areas of land. The cost will depend on the size and shape of the land, but typically vary between £230 and £489 (plus VAT).
In response to customer requests we have now extended the size of land for which the Farm Risk Review is suitable down to below 25 Acres at the new lower price of £230. This is ideal for those customers who want the specific benefits of the FRR for smaller land areas.
Agricultural reports usually take between one and three working days to complete. We guarantee return within 5 working days. All the reports are manually produced by experienced I.E.M.A. qualified consultants for greater accuracy and relevance.
Farm Risk Review
The Farm Risk Review is the only environmental search available that is specifically tailored to agricultural and land issues. Our experienced consultants assess the land for issues of agricultural relevance as well as environmental impact (such as obstructions to cultivation). Alternatively, where large areas of land are to be put to other uses (such as development), the manual assessment allows us to alter the focus of the report to address these uses.
The report provides clear, pragmatic yet extensive summaries and conclusions to give clients a deep understanding of the potential problems facing the farm. The recommendations then offer detailed advice for managing, reducing or circumventing these problems.
This report is also ideal for less common land use projects such as wind farms or large civil engineering projects. The report is well suited to answer planning conditions in such circumstances and offers exceptional value compared with other suppliers' products.
The Farm Risk Review offers incredible value compared with other suppliers' reports. The following scale charges apply: 0-25 Ac £230; 25-125 Ac £289; 125-250 Ac £329; 250+ Ac £359; 250+ Ac requiring more than one data and map pack: from £489 (please request quotation). Rights of Way Report
The Rights of Way Report is uniquely available from Renaissance and will highlight registered rights of way affecting farm land and other property. In addition, it also attempts to identify historic or unofficial rights of way that may be the target of attempted re-instatement.
The product was designed after consultation with the Countryside Agency (now Natural England) and with their procedures for identifying disused and former public paths and routes in mind. Where concerns are identified, the report acts as a starting point for an appeal against re-instatement action and for future land use planning decisions.
The Rights of Way Report is available from only £129 plus VAT when ordered with a Farm Risk Review (or Initial Risk Review), or can be purchased separately from £229 plus VAT.
Phase I (Agricultural)
The Agricultural Phase I report is unique to Renaissance. It fulfils the same requirements as the standard commercial Phase I, but with additional elements appropriate to farming legislation and practices. For example the desktop assessment will comment on the likelihood of environmental impact on crop yield and water resources on and around the farm and also attempt to identify any rights of way which may affect the property. The site inspection element of the assessment will clarify these potential risks and find if they are being realised at the farm. It will also address other relevant issues such as the disposal and storage of waste and oil, examination of filled land areas, burning of waste and the scrutiny of water courses.
The legislation affecting farms has recently come of age after years of exemption from standard Environmental Protection regulations. For the first time, the need for proper and considered due diligence and qualification of inherited liability for farming businesses outweighs the cost of undertaking such an assessment.
The Phase I Assessment for agricultural properties is available from £850 plus VAT. In the past even a desktop assessment for modest size farms has cost in excess of this figure. In recognition of the need for this product and the unique way in which we buy our data and resources, we are able to offer the Phase I at a very competitive price. The price is dependent on farm size and location, but will generally not increase significantly until the area of land increases above 300 Acres.
